Customized Structures Participates in Affordable Green Panel Discussion
Burlington, VT-Customized Structures, of Claremont, NH, participated in a green, affordable housing panel discussion at City Hall in Burlington, VT on November 7. The event was the culmination of a nearly two year project by CORA Vermont (Congress of Residential Architecture- Vermont Chapter). The panel discussion was a chance for architects and building systems manufacturers to discuss green construction and affordability with the public. The event was kicked off by the mayor of Burlington, Bob Kiss, who remarked about the need for affordable housing that was also environmentally conscious.
Five Vermont architecture firms partnered with modular and panelized manufacturers who serve Vermont. The goal of each team was to develop affordable, green housing for the snow belt. This goal posed some challenges for the architects and manufacturers including was it possible, could it be green, was the design appropriate for the site, and possibly the biggest question, was it affordable?
Design solutions were created for an actual 3-acre site in Manchester, VT. All designs went beyond the highest Energy Star rating and some even met the highest LEED criteria (US Green Building Council’s Leadership in Energy & Environmental Design). Designs ranged in cost from $75/sf up to $200/sf depending on size and density of units, while they ranged in size from as little as 800 square feet up to 2500 square feet. Customized Structures worked closely with John Connell, AIA, and the crew at 2Morrow Studios in Warren, VT to develop a plan that met the design challenges. The plan designed uses passive solar to help heating and cooling and incorporates a central neighborhood corridor in each multi-family design.
The teams found that to be affordable and green most designs had to incorporate a higher density of units per acre due to high land costs. Also, the designs were very energy efficient but were limited in the use of active energy systems for renewable power which were cost prohibitive for affordable housing.
The entire presentation was very positive towards having green, affordable housing that is also well designed. The panel discussion was a great way to start a dialogue between architects, manufacturers and municipalities to develop more green affordable housing. The designs from the five teams will be on display in the Metropolitan Gallery at Burlington’s City Hall through November 21.
